When to report arrears

If your tenant misses a rent payment, you must log the missed payment on your Rentmigo landlord dashboard within 30 days of the first missed payment. This is an essential step and claims cannot be processed without it.

How the process works

Step 1: Log the missed payment. Report the arrears through your Rentmigo landlord dashboard as soon as possible, and no later than 30 days after the first missed payment.

Step 2: The arrears period. The Rent Guarantee Agreement operates in line with the Renters' Rights Act. After 3 months of arrears, a Section 8 notice for rent arrears can be served, and payment is made to you at this point.

Step 3: Payment is made to you. Once the claim is validated and the required documentation is in order, payment is made to you directly in accordance with the terms of the Rent Guarantee Agreement.

Step 4: Ongoing arrears. If rent remains unpaid in subsequent months, you must reconfirm the arrears each month. Subsequent payments are made within 30 days of your confirmation.

Step 5: Recovery is managed on your behalf. Once payment has been made, the full tenant recovery process is managed on your behalf, including mediation, repayment arrangements, and legal action if necessary. You do not need to pursue the tenant yourself.

Important

Timely reporting is critical. If arrears are not reported within the required timeframe, or if documentation is incomplete, it may affect whether your claim can be processed.
