Your obligation to pay rent
Your Rentmigo guarantee does not remove or reduce your responsibility to pay rent. You are legally obligated to pay your rent in full and on time under the terms of your tenancy agreement. The guarantee exists to protect your landlord in the event of genuine financial difficulty, not as an alternative to paying rent.
What happens if rent goes unpaid
If you miss a rent payment, the following process applies:
Step 1: Your landlord logs the missed payment. Your landlord (or their letting agent) logs the missed payment on their Rentmigo dashboard. This must be done within 30 days of the first missed payment.
Step 2: The arrears period. The guarantee operates in line with the Renters' Rights Act. After 3 months of arrears, the landlord is able to serve a Section 8 notice for rent arrears, and Rentmigo pays the landlord at this point.
Step 3: Rentmigo recovers the debt from you. Once a claim is validated and paid to your landlord, the outstanding rent becomes a debt owed by you to Rentmigo. Rentmigo manages the full recovery process, which may include mediation, repayment arrangements, or legal action if necessary.
To be clear
Rentmigo paying your landlord does not mean the debt is written off. The unpaid rent remains your liability. Rentmigo will pursue recovery of the full amount from you.

Yes. If you fall behind on rent, Rentmigo will contact you to discuss the situation and explore options for resolution. If you are experiencing genuine financial difficulty, it is always better to engage early.
Consequences of missed rent
Missed rent payments are a serious matter. Depending on the circumstances, unpaid rent may:
Result in Rentmigo pursuing legal recovery action against you
Affect your credit profile
Lead to eviction proceedings under the terms of your tenancy
Affect your ability to obtain a Rentmigo guarantee or other tenancy references in the future
